When is the last time you took a risk? How did it work out?
I would say the last time I took a risk was asking our former landlords if they were open to selling the house. We really wanted to buy it, not so much because we wanted a mortgage again but because we wanted control over when and how things got done and the security of knowing we wouldn’t have to move or have the rent increased beyond our means. It was a conversation that could have gone a number of directions
They could have said no. That left us a couple of places. Would they still be willing to rent to us? Would we feel comfortable as their tenants as that would potentially add strain to that relationship. Fortunately, that didn’t happen.
They could have said yes but wanted to put it on the open market while we were aiming for a private sale. This would have defeated the goal of security. It also would put us in a competition rather than securing a price we were comfortable with. Fortunately, that didn’t happen either.
What did happen was they agreed to sell and as a private sale but they wanted more than we anticipated. Not necessarily more than we could afford just more than we felt the property was worth. This was potentially problematic as we were using a VA loan which requires appraisal and will only fund the loan for the value of that amount.
In the end, after some annoying back and forth negotiations and restructuring of our offer, we came to an agreement.
So yeah we could have lost everything or at a minimum ended up leasing in a very tense situation but the risk paid off and we have our home all to ourselves.
